Your roofing shingles can do a lot more than keep the rain out. Normally, when it comes time to replacing the roof, we tend to think of durability and price. And if the roof is already leaking, speed is first on our minds.

I encourage you to consider a different view. There are times when the look of the roof can make a very significant impact on the value of your home.

What is the Style and Design of Your Roof?

There are many roof designs and style variations. From hip roof styles, to gable, gambrel, shed, flat and everything in between, you’ll see just about anything. Your particular roof style plays a big role in the appearance of your home.

Naturally, some styles and designs are more impactful than others. When a roof design is dramatic and visible, that’s when it can really pay off to choose your shingles with design and color foremost in your mind. Especially when your home is located in a conspicuous location. Curb appeal can have a significant influence on your home’s value and appeal.

Should You Change the Structure of Your Roof?

There are times when it just doesn’t make sense to use expensive and visually appealing roofing shingles. A flat roof that can’t be seen is one obvious example. But, a two or three story home with slight pitches that make the roof nearly invisible is another. Your money is best spent on quality and durability rather than visual appeal.

If, however, you are really looking to make a statement with your roof, should you consider rebuilding the roof rafters to make the roof more visible? My answer is probably not. With one exception, however.

Adding Living Space With a Roof Design Remodel

It’s expensive to remodel your roofing structure. If you really want to add visual appeal by creating a more dramatic roof line, I advise that you increase the living space and volume of your home at the same time.

  • Added Living Space: Most of the time, added square footage will automatically add value to your home. An expensive roof structure remodel makes more sense when you add quality living space (not just storage space.)
  • Added Volume: While not as valuable as added living space, added volume can really open up an otherwise cramped feeling in a home. Added volume is means you’re adding interior space without necessarily adding square footage.

Make Your Choice Based on Long Term Benefits

During times when property values are stagnant or falling, it pays to think long term. Quick decisions may not be the best ones.

Take these suggestions to heart when it comes to replace your roof and roof shingles. There are some really beautiful choices these days. Your roofing choices should not be based solely on durability and price. Consider the exterior look and feel as well.
